Infill Development Identified For The Landowner
We identified a potential infill development for an unaware landowner in Knowle. We worked with the landowner to provide a full site appraisal, arranged for full plans to be drawn up with our architect and submitted the planning application on the landowner's behalf. We also lined up a number of offers from developers based in the Midlands and have helped arrange the sale of the development land once planning is achieved.

Potential Building Plot for 5 Detached Dwellings
We identified an off market potential building plot in a very sought after area of Knowle, Solihull. We approached the landowner directly and are currently negotiating a sale prior to planning being applied for on the landowners behalf.

Potential Back Land Development for 4 Detached Dwellings
We identified a site we felt had a high potential for a back land development and so we approached the owner directly and made them aware of the potential of their land and in turn are currently in negotiations with several developers for the sale of the land once planning is achieved on the landowners behalf.

We will arrange to meet you on site and if instructed we carry out a full site appraisal with a breakdown of costs, including in depth build costs, net and gross profit, potential risks from both a planning and build perspective as well as up to date finance costs for the potential development.
Following the appraisal, we will discuss with you whether you wish to proceed with planning with the end goal of either building the development yourself, selling to a developer in order to benefit from the planning gain or selling prior to planning with the developer taking on the planning risk or you can choose to do nothing at all...... the decision is completely yours.
If you do wish to sell to a developer either with or without the planning gain, we will contact our list of established developers to provide you with an offer.
If you wish to carry out the development yourself then we can offer to oversee the project on your behalf.
